How to build your home in Kenya

Building a home can often be more cost-effective than purchasing an existing one, but inadequate information can lead to unexpected expenses. To guide you through this journey, we’ve outlined our comprehensive 16- step process for constructing a house.

Pre-Construction Phase

1. Land Acquisition.
The journey of building a home starts with acquiring the right piece of land. Choosing land involves careful consideration of size, location, terrain, and access to essential resources like water, electricity, and roads. These factors will significantly influence the design and feasibility of your new home.

2. Documentation.
Securing the proper documentation is crucial to avoid potential legal issues. Ensure you have the necessary approvals from local authorities before commencing construction. Keep detailed records of all transactions and documents related to the land purchase and project approvals to safeguard your investment.

3. Building Plan.
With documentation in place, it’s time to develop your building plan. This detailed blueprint outlines the sizes and locations of all rooms, doors, windows, and essential systems like plumbing and electrical. Discuss your vision with an architect and consider a site visit, as site features can impact the final design. You can opt for a pre-designed plan or work with your architect to create a custom plan that suits your needs.

4. Financial Planning.
Effective financial planning is key to a successful build. Assess how much you can afford and estimate the costs of materials, labor, and project duration. If necessary, explore options for construction loans and consult with lenders to determine your financing options. Construction Phase.

5. Site Preparation.
Prepare your site by clearing vegetation and debris that could obstruct construction. Depending on the site’s size, this may involve simple hand tools or machinery like excavators.

6. Laying Foundation.
The foundation is crucial for supporting the entire structure. Begin by excavating around the perimeter of the building, then fill the trenches with concrete and steel. This process ensures a solid base that can bear the weight of the building.

7. Reinforcing Foundation.
Once the foundation is in place, add a “plinth beam and slab” for reinforcement. This step protects against dampness, prevents cracks, and enhances the foundation’s stability, particularly in areas prone to earthquakes.

8. Superstructure.
The superstructure supports the beams and slabs of the building. Construct columns to reinforce the foundation and frame the structure. Apply a waterproof coating to the slab to prevent water infiltration.

9. Erecting Walls.
Build the walls using materials like stones, concrete blocks, or fly ash bricks. Masons will also carve out openings for doors and windows as the walls are constructed.

10. The Lintel.
Install a lintel above door and window openings. This beam supports the weight of the structure above and ensures stability.

11. Roofing.
The roofing phase involves framing the top layer of the building to protect against weather and provide aesthetic appeal. Choose roofing materials that offer durability and style.

12. Wiring and Plumbing.
Install electrical wiring and plumbing systems at this stage. Ensure these elements are concealed within walls and slabs, with only the necessary sockets and endpoints visible.

13. Interior and Exterior Finishes.
With wiring and plumbing complete, move on to plastering. For exterior finishes, apply a cement and sand mixture to protect and beautify the walls. Interior décor follows the designer’s specifications, enhancing both functionality and aesthetics.

14. Flooring.
Lay flooring materials such as tiles, marble, or wood based on personal preferences. This step follows the completion of interior and exterior finishes.

15. Painting.
Add a final coat of paint to beautify and protect the home. Use latex paints for exterior walls to resist water penetration and weather effects.

Post-Construction Phase

16. Occupation Certificate.
Once construction is complete, invite city or council officers to inspect and approve your home. This approval facilitates the issuance of the building’s certificate of occupation. At this point, you can move into your new home and arrange for utility connections such as electricity, water, and sewerage.
